Also, 6 miles from the most beautiful Ocean beaches in the world, white sands, waves. This vacation rental features a wall of glass and all wood golden cedar interior letting the outside into the inside. It has a tennis court isolated on separate three acres with a basketball hoop for the kids. Beach chairs, umbrellas, 4 bicycles and tennis rackets supplied. Pool is extra big . . .50'. Massage cabana and separate TV entertainment studio circa the pool and private Tennis court and miles of nature trails; 2 hours or so from NYC is a train ride or a special Hampton Jitney bus direct to the city for Broadway shows and fun. Internet, FAX machine, cable TV, DVD, CD and phone ready. Pool is separately fenced for child protection. Unlike most properties in the Hamptons, the 8 acre property is very private and secluded yet a quick drive to the town, beaches, restaurants and clubs. Pets considered.

Cancellation Policy: For cancellations more than ___90___ days prior to arrival, there is a fee of $ 100 For cancellation more than _60___and less than 90 days prior to arrival there is a fee of $500__ There are no refunds of the 10% deposit for cancellations less than __60___ days prior to arrival. Travel insurance is advised.

Rules: Top Security Deposit 10% A security deposit of 10% will be returned within 10 business days of departure if there are no damages. We inventory and inspect the property before and after your stay. You will be charged for missing items and/or damage done to the property. Utilities, pool service and garbage disposal will be deducted from security deposit PETS are considered with an extra security deposit. A small dog or cats will be considered with small additional cleaning fee. Garbage and Pool service Garbage pick up and pool service on a flexible schedule. Due to wild life, all trash should be placed in garbage can with the lid tightly secured. Smoking Policy: Absolutely No Smoking! Smoking is not permitted in the house. Smoking is permitted on the back deck or front porch. Please dispose of cigarette butts properly not on property grounds. Fireplace: Firewood is supplied Open the flue before lighting a fire. Telephones: Local and long distance calls are free. Use your own card for international calls. Owners Closet: The attic and garage contains our personal items. Offlimmits. On Departure: All furniture should be in the same place as it was on arrival. The kitchen should be relatively clean, dishes washed. The thermostat should be turned to 55 degrees during winter months. Air-conditioning off All trash should be bagged and disposed of in garbage can behind house behind gate. Check under beds and furniture for all personal belongings. Please close all blinds and curtains. Lock all windows and doors. Leave keys on kitchen table. Tenants are responsible for their own belongings and safety. Any accident or damage to property incurred by tenants or their guests are the responsibility of the Tenant. Renter's insurance is an option.
